5-Phase Process

PAC Real Estate Development has developed a Proprietary 5-Phase Process that we employ for every project we take on.  This process ensures that we provide our Clients with a successful outcome.  From small redevelopment projects to large and complicated developments, our 5-Phase Process covers every aspect of your project from conception to completion.

PHASE 1

EXPLORATORY PHASE

In this Phase, we meet virtually or in-person to discuss your project or idea in detail. This exploratory Phase will help us to understand your dream, and what you've envisioned, while also learning more about your current advancements with bringing your project to life.

PHASE 2

FINE-TUNING &

VALIDATING YOUR CONCEPT

In this Phase, we prepare a comprehensive Feasibility Study and conduct Due Diligence. This includes third party reports, entitlements, and preparing your package for funding. 

PHASE 3

PRE-CONSTRUCTION

BIDS & PLANNING

In this Phase, we facilitate the process of interviewing and hiring vendors and suppliers to complete construction. This includes key partners and project collaborators such as a general contractor, construction management firm, architect, etc.

PHASE 4

CONSTRUCTION  MANAGEMENT

In this Phase, we break ground

and monitor your project by way of the Construction Management Firm we engage. This provides additional insurance that all deadlines are met, and the project is delivered on-time and under budget.

PHASE 5

POST-CONSTRUCTION FOLLOW-UP

& CONSULTATION
